The hill is predominantly Neighborhood Residential, with Lowrise and Neighborhood Commercial zoning concentrated along Beacon Ave S, especially around the light rail station at the north end. Jefferson Park’s golf course and playfields take up a large piece of the hill’s center.

Beacon Hill Station — the deepest in the Link system — connects the neighborhood to downtown in minutes, and the blocks around it have seen steady mixed-use growth. The 2026 reforms allow multiplexes of up to six homes across the hill’s NR blocks.
