University District Zoning

A 2017 rezone brought Seattle Mixed zoning that allows high-rise towers to the blocks around University Way NE (“the Ave”) and Brooklyn Ave NE, and several have already been built. The UW campus itself is governed by a Major Institution Overlay (MIO), with Lowrise and Midrise residential filling out the surrounding streets.
U District Station, opened in 2021, puts the neighborhood minutes from downtown by Link, with Route 44 and frequent buses feeding it. The district is one of Seattle’s designated urban centers, planned for continued growth.
