Columbia City’s historic business district along Rainier Ave S is a designated city landmark district zoned Neighborhood Commercial, with Lowrise apartments around it. Toward Martin Luther King Jr Way S, mixed-use buildings have grown up around the light rail line.
Columbia City Station ties the neighborhood into the Link system, and the 2026 Neighborhood Residential reform opened the surrounding blocks to multiplexes of up to six homes. Genesee Park and the Rainier Playfield bracket the neighborhood’s edges.
